Be cautious, as they have used scare tactics to pressure you into buying their hardware or services. These tactics often exaggerate risks or present overly negative scenarios to create urgency for a purchase. It’s important to stay vigilant and not be swayed solely by fear they use. Always take the time to seek a second opinion from another company.
Scott was Patrick’s Superivsor. He showed but I am not really sure why. He didn’t really do anything. The warranty on my furnace expired a month before so the part and repair was not covered under warranty. He made no effort to make it right. Did offer to make a call to management or give me a discount on the repair. He said the warranty actually starts at installation not manufacture date at which I said my repair should be covered because the furnace was installed in December 2017. Scott just looked at me and then changed the subject. He was more interested in trying to sell me a new furnace than trying make things right with a loyal customer. NOT HAPPY!!!
After checking the AC and furnace everything is operating well within manufactured specifications as far as electrical components go and pressures. However, the static pressure is much higher than its max and it’s because we’re missing 300 CFM on the supply side. This is causing the system to overwork itself, trying to pull the extra air, which is putting wear and tear on the system hurting the heat exchanger and increasing energy cost. This needs to be fixed as soon as possible. I attached an estimate with the price to add the additional ductwork needed and to tie it into the system, as well as add a UV light with a germicidal unit above the coil to kill any microbial growth and keep the air clean in the future.
Completed AC inspection for customer. All aspects of system within manufacturer specifications. No recommendations at this time. Thank you!
Arrived for ac maintenance today. Started at furnace and checked static pressure, it is passing. Blower wheel is clean. Motor amps are good. There is a good 20 degree temp split. I replaced filter. At the condensing unit all pressures and charge look good. Running amps on compressor and fan are good. Readings for capacitor are good. I rinsed coil clean. System is running upon departure. Performed blower cleaning, evaporator coil cleaning, installed smart ac sensors, and installed a compressor start kit.
Upon arrival performed whole home inspection noticed a couple issues and presented customer with estimates. Stated he would need to talk to wife before making a decision, but would contact us shortly with an approval.
Upon arrival customer showed me to bathroom and after inspection noticed that set screw for tub spout was not pushed back far enough to removed spout to gain access too set screw, loosened screw and pushed further back towards wall, reconnected tub spout and ran new bead of caulk around tub spout and around beauty ring on shower valve. Tested for leaks by turning shower valve on and then switching back and forth multiple times from spout to shower. All good no leaks present at this time and customer is happy.
AC tune up. Filter was dirty so I replaced it. Outside condenser looks good, everything looks like it's running how it's supposed to be.
Clean blower and whole house duct clean
Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure measured a temperature split between return and supply air. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Went back inside and checked interior of the furnace for cleanliness. Found that the fan for heating and cooling is heavily coated in dust debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.
Arrived for ac maintenance today for two new systems. At the furnaces, Both systems have clean blower wheels, new filters, and good indoor motor amps. Both are at 20-22 degree temp split. At the condensing units, pressure and charge are good on both. All electrical components are running properly on both. I rinsed both coils clean. Today you renewed membership and I set up smart AC for both systems. Thanks for choosing LBA.
Dispatched for AC not working. At arrival the system was not operating but both thermostats were calling for cooling. Found the upstairs thermostat was not communicating with the zoning board. I reset the thermostat and reprogrammed it to the zone board. All zones are working as they should now. Once that was fixed I found the outdoor unit in error code 04. This code is protecting the compressor from over amperage and due to a low capacitor. Outdoor unit needs a compressor saver and a capacitor to prevent more failures. The bower wheel needs a deep cleaning due to dry wall dust buildup. This is creating extra strain on the motor during startup and is making it unbalanced. To prevent any other failure a duct cleaning, blower cleaning, evaporator cleaning and a polarized filter is needed to remove the dry wall buildup through the system, and to provide healthier cleaner air inside. Diagnosed and replaced bad outdoor unit control board. Board was shorted and not responding to any signal, replaced board and reprogrammed. System operating normally upon departure.
