Performed A/C checks on 2 twinned split-systems - updated NTE price of $270 was approved by Shannon for both units. The units were checked for cooling functions and the accompanying checklists from the client were completed. Info for this site was gathered and emailed. The west condenser has a compressor that is cycling on thermal overload. The pressure safety switch for it has been bypassed before my arrival today.
Completed furnace, maintenance and inspection. I checked amp draws and components. I tested airflow and temp splits. I cleaned flame sensor and wiped down furnace. I replaced air filter with customer provided air filter. There is a lot of drywall/construction dust throughout the ductwork and system. I showed customer photos and explained how that dust can continue to infiltrate the furnace and cause issues in the future. Customer would like to talk with spouse about the duct cleaning options. Furnace is running within manufacturer specifications at departure.
Arrived for furnace check on two systems. Both are passing static. Heat exchangers look good. Carbon monoxide tests were 0ppm. All electrical is in range. There is a good temperature rise on both. Blower wheels are clean. Today I replaced all filters and humidifier pads. Systems are running at departure. Thanks for choosing LBA.
Today the blower motor was replaced in the suspended unit (s/n ending 9902). The unit was operated and the system was checked. This is a twin system and both units were operated at the same time to check heating function temperatures. The split temp was elevated and there were multiple supply diffusers taped off. The tape was removed to increase airflow and bring the temperature back into proper range. In addition to this the new motor was matched with a new and tested capacitor and while the blower assembly was out of the furnace it was cleaned with compressed air. The furnace is operating within the manufacturer’s specifications. Thank you, Jon
Performed annual plumbing inspection of the home. Customer mentioned she had a drip coming from her faucet and won’t stop. We would need to rebuild faucet. Noticed that PRV is starting to show signs of failure. Current pressure is at 55psi however water pressure drops significantly when using more than one fixture and toilet being flushed. Customer also made mention of hot water taking long time for bathroom upstairs and kitchen. Informed customer we could install a recirculating pump on top of storage tank and install a crossover valve in upstairs bathroom. This way we can get faster hot water delivery times and less waste of water. Will send customer estimates.
Arrived for furnace check today. Static is passing. Heat exchanger looks good. Carbon monoxide test was 0ppm. Blower wheel is good. All electrical is running in spec. Filter was changed today. System is running upon departure. Thanks for choosing LBA.

Furnace is operational at departure Spoke with customer about surge protection for the whole home or for the HVAC system. They would like to talk it over and think about what they would like to do.

Arrived to do a performance maintenance. Set up for temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the air handler. Verified operation of the heat pump and the electric heat strips. Checked blower for cleanliness and to see if there is any play in the bearings. Checked cleanliness of the indoor coil. Moved inspection outside. Found heat pump coil clean. Verified operation of the heat pump components. Wiped system down. Air handler filter will need replaced eventually but today it has plenty life left in it. System is functioning properly at this time.
Completed furnace maintenance on both systems. I checked all components and amps. I tested airflow and temp splits. I inspected the heat, exchanger and cleanliness of coils and blowers. Main floor furnace runs quite a bit more than the upstairs furnace so with the extra usage and moisture that has gotten on the system, the main floor furnace is in a rougher shape than the upstairs furnace. Upstairs furnace looks great, except for the dirty blower and blower wheel. When testing for carbon monoxide, I found none and I found no cracks or holes in the exchangers. The furnace exhaust connects from both furnaces and is rusted at multiple points to where if I were to push on the rust firmly I could push right through it. Spoke with homeowner about the exhaust and what could happen if they develop holes or fall apart. Homeowner has a home warranty that needs to approve repairs first.
